Over the course of the last few months, we’ve delved into the forms that make up part of a real estate contract.
Unfortunately, these are just the main forms for your standard Lewis County transaction in a rural area. If you’re in the city like Chehalis or Centralia, you would leave off the well and septic contingencies. However, not every transaction is standard! There are lots of roadblocks to be encountered like buried oil drums, encroachments, boundary line disputes, etc. Knowing the right forms to use, as well as legally accurate wording could save you thousands of legal expenses.
Finding a buyer (though sometimes difficult) really is the easy part. The hardest part is getting the buyer to take action on the home and getting them through to the closing. Likewise for the seller, and with the least amount of liability. Things can and do go sideways and your friendly neighborhood Realtor is there to help guide you through the process!
