Centralia, WA 98531 & Chehalis, WA 98532 Market Update

Real Estate is going bonzo, so what’s happening locally here in the Real Estate market.  Should you buy, should you sell, should you wait, should I stay, or should I go Now?  Definitely not a singer. Well, let’s look at what the data is telling us. 

Hi my name is Eren Millam with Premiere Property Group, LLC and I’ve sold hundreds of homes in Lewis County over the past 8 years, so there isn’t much that I haven’t seen or experienced.

In Centralia we only have 1 month of inventory, this is considerably low. That means if no more homes came on the market, it would  take 1  month to sell all the homes. I’ve never seen numbers that low in all my years in the industry, and that’s been almost a decade. The average days on market is 39. Now remember this is the average, we are seeing homes go pending much more quickly than that. I do advise to leave your home active for at least a few days so that you have the opportunity to get the highest quality offer. If you take an offer too soon, you may lose out on other offers that are coming your way. The Average List Price is $316,788 and the Average Sales Price is $321,857, which means on average homes are selling for around 5,000 above list price.  Our homes sold on average for $27,500 above list price we even had one that sold for $35,000 above list price. 

Let’s look at Chehalis, which is very similar.  Chehalis has less than 3 weeks and almost half the inventory as Centralia on the market.  The average days on market, how long it takes for a home to go pending is 36 days.  The Average List Price is $422,444 and the Average Sales Price is $425,402.  So what’s the market like in Centralia, WA 98531, Well it’s SMOKING HOT!!  And what’s the market like in Chehalis, WA 98532, Smoking Hot!
