22R: The Well Addendum
You won’t see this form in all transactions, but it is prevalent in rural areas such as Lewis County, WA. It is the form that allows you the ability to test a well and make sure the water is good for drinking.
As you can see, it’s a simple one page form with 6 items detailing the terms of the contingency so both parties are on the same page. It is typical that buyer pays for these tests, however, buyer is able to do the test on their own so it can be very cost effective. Still, using a professional, it’s worth it for the knowledge and peace of mind you get for knowing your drinking water is “satisfactory”. There are other tests available to you as well, such as a flow test, which would be non-typical (at least in my market), but is an option if you so decide.
