Many first time homebuyers, including repeat homebuyers, have a ton of questions when they start looking at homes. This is all a part of the process of find the home that works best for your current lifestyle. However, a lot of these questions are not constructive questions about the home. So what questions should you be asking that you’re not? We’ll go over that and more, but first…
Home Buyer Questions That I Can’t Answer
Hey its your favorite local Realtor, Eren Millam w/ Premiere Property Group. I specialize in all things Lewis County because it’s where I live, work, & play. If this is your first time seeing me, I do 1-2 videos a week covering the market, reacting to real estate gurus, educating and informing you to make the best financial decisions when it comes to real estate. If you’d like to learn more about me, upcoming events in the area, or check out my weekly blog, you can visit my website, LewisCountyHomes.com. Now that we got that out of the way, let’s dig in!
When I walk through a home with buyers, I want to make sure it works for you, but I’ll also point out the flaws that you may overlook. I have seen buyers reject a perfect home because of carpet color or other minor issues that would be easy fixes during the transaction. When you’re dealing with large amounts of money, emotions run high and I get it. That’s why it’s great to have an unemotional third party, such as myself, provide logical solutions so you don’t make decisions you’ll regret.
With that said, here are the least constructive questions about properties that I get.
Buyer Questions That Make Me Look Dumb
How’s the Attic?
To be honest, you could go into the attic yourself and see exactly what I see. Most houses don’t have easy access into their attic so I haven’t seen it and chances are, neither has the seller. However, the inspector will make his way into the attic and give you a full report. Sure it’d be nice to have that information prior to making an offer but that’s really not something people are privy to.
How’s the Crawlspace?
This question is similar to the attic. There are very, I MEAN VERY, few crawlspaces I will go in so you’re on your own for this one! In our area, I can almost guarantee you that it will be wet, filled with spiders, and probably have some rodent activity. This is why inspectors get paid the big bucks, because they go places most people won’t.
How Old are the Systems?
Unless it’s printed on the water heater or furnace or other system, it’s incredibly difficult to know. More importantly than age is how well something is maintained. If it looks new, it could be old, but is well maintained and should last you quite a while. If it looks old, it could be new but is poorly maintained and could probably give out soon. Further, some appliances give out after a few years.
How to Determine if a Home is Right for You
Most people think they walk through a home to see if it can work for them, but in reality, we look at houses in order to find reasons to reject them. Likewise, just because a home checks all the boxes on paper, that doesn’t mean it will work for you. Why is that? It’s because it didn’t fit your current or desired lifestyle. So when you walk through a home, that’s what you should be considering. All the other stuff can be negotiated. This is one of the reasons why a buyer’s consultation is so important, so I can understand the WHY behind your desired home specs. I’ll have a link below to set up an appointment or if you’re not ready, you can check out my buyer guide or virtual buyer seminar.
If this was helpful to you in any way, consider giving it a like so more people who have the same question can see it and subscribe to my channel so you don’t miss any need to know information about our current market. Again, I’m Eren Millam with Premiere Property Group, and remember, never settle for less than extraordinary!
