What’s The Real Estate Market Doing this Month in Lewis County

Do you want to know what’s happening here in our local Lewis County WA Real Estate Market? Is now a good time to sell in Centralia, WA 98531 & Chehalis, WA 98532? What about the outlying areas? Are we going to see a crash and what should you do with your home? It’s time for your Market Update September 2022!

Hey, it’s your favorite bearded realtor, Eren Millam with Premiere Property Group. I get asked this question often! Is now a good time to sell in the twin cities of Centralia, WA 98531 & Chehalis, WA 98532 and the surrounding areas?. I also get asked if we are we going to see a crash, and what should people do with their home?

It can be so confusing with the constant changes in the market to know what the best decision for your family will be.  I totally understand, I’m in the industry and have been for nearly a decade and I am here to help you navigate this market.  I’ve done hundreds of real estate transactions and when answering these questions it’s always a good idea to look at the data and what’s happening in the market so that you can make an educated and informed decision. So let’s see what the market looks like here locally in the month of August.

Centralia WA 98531

As of September 1st we have 130 homes active in Centralia. The average time to sell is only 29 days, with 33 homes sold last month. That’s an absorption rate of 25.4%. Remember, anything above 20% is considered a strong seller’s market!

Chehalis WA 98532

Now let’s take a look at Chehalis. Currently, there are 139 active homes on the market with an average of 12 days. 31 homes sold last month. That’s an absorption rate of 22.3%.

Adna WA 98522

Meanwhile, a few minutes west of Chehalis in Adna, there are 57 active homes on the market. The average time to sell is 24 days and 8 homes sold last month. That’s an absorption rate of 14%. That is just under a the threshold for a seller’s market.

Napavine WA 98565

Heading 4 miles south of Chehalis to Napavine, there are 18 active homes on the market. The average time to sell is 21 days and 4 homes sold last month. That’s an absorption rate of 22%.

Onalaska WA 98570

In Onalaska, there are 59 active homes on the market. The average time to sell is sitting at 54 days with only 7 homes sold last month. That’s an absorption rate of 11.9%. So this is considered a balanced market.

Toledo WA 98591

At the southern end of Lewis County in Toledo, there are 34 active homes on the market. The average time to sell is 24 days and 12 homes sold last month. That’s an absorption rate of 35.3%.

Rochester WA 98579

Just outside the county line in Rochester, there are 45 active homes on the market. The average time to sell is 34 days and 15 homes sold last month. That’s an absorption rate of 33.3%.

Vader WA 98593

In Vader, there are 12 active homes on the market. The average time to sell is sitting at 30 days with only 5 homes sold last month. That’s an absorption rate of 41.67%. That could be a little misleading as Vader is quite a small town and a little bit of distance from population – could just show a lack of desirability among buyers.

Winlock WA 98596

Just up the road a bit from Vader lies the city of Winlock. In Winlock there are 72 active homes on the market. The average time to sell is sitting at 27 days with only 14 homes sold last month. That’s an absorption rate of 19.44%

Boistfort WA 98538

Heading west and south from Chehalis lie the towns of Curtis and Boistfort. For these purposes, we’ll consider them one. In Boistfort, there are 3 active homes on the market. The average time to sell is sitting at 101 days with only 1 homes sold last month. That’s an absorption rate of 33.33%. Obviously not much of a sample size. This area is even less active than Vader!

Lewis County WA Market Update September 2022

Your next question is probably, well, how is the county doing overall? Lewis County had 624 active homes on the market. The average time to sell is 28 Days. 133 units sold, which is up 11 units from the previous month. Overall, the county has a 21.3% absorption rate. Just for context, we are at similar inventory levels as December 2019. At that time, we had a 18.9% absorption rate and closed 119 units.

Analyzing the Local Real Estate Market

So here in Lewis County we have increasing inventory and we still have relatively strong seller’s market.  However, the market is very volatile right now. While most numbers seem to have reverted to a slight seller’s market, average prices went up AGAIN! So much for a market crash.

It’s still a good time to sell because interest rates and prices are still expected to continue to go up. However, as the interest rates go up, your buying power is reduced dramatically so if you don’t want to get stuck where you are, now’s the time to make the leap. And, if interest rates go down, you can refinance.
